Disclosure Support Specialist

📋 Description

• Serve as primary contact for disclosure inquiries; escalate to Disclosure Desk Manager as needed
• Audit files for completeness and accuracy to ensure compliance before disclosures and LE
• Prepare Loan Estimates; confirm fees/pricing; release to borrowers via e-Sign
• Send disclosures timely; track outstanding disclosures via e-Sign or paper
• Identify odd/missing fees before disclosure; contact originators to resolve
• Update LOS to document disclosures generated and provided to the consumer

🎯 Requirements

• 2–3 years in mortgage operations; retail mortgage lending preferred
• High school diploma or GED; comparable work experience considered
• Experience with Encompass or a similar LOS
• Knowledge of TILA/TRID, RESPA, ECOA, HMDA, FCRA, FACTA, ESIGN
• Experience with conventional and government loan types
• Exceptional attention to detail, accuracy, and organization
