Director of Property Operations

📋 Description

• Oversee day-to-day operations of the student housing portfolio to meet occupancy and revenue targets.
• Supervise Portfolio and Property Managers; guide leasing, budgeting, and performance.
• Monitor KPIs such as occupancy, pre-leasing velocity, rental rates, concessions, delinquency, NOI.
• Lead annual operating budgets and forecasts; oversee leasing and marketing strategies.
• Conduct regular site visits; develop processes to improve efficiency and consistency.
• Coordinate with vendors; onboarding of new properties; prepare reports for leadership.

🎯 Requirements

• Bachelor's degree in Business Administration, Real Estate, Finance, or related field.
• 5–7 years of property management or real estate ops experience overseeing multiple properties.
• Strong understanding of multifamily/student housing operations, including leasing and budgeting.
• Experience leading and developing property management teams; strong leadership skills.
• Proficiency in property management software such as Entrata and Excel; strong organizational skills.
• Willingness to travel periodically; English and Spanish preferred.
