Service Manager (Residential)

📋 Description

• Direct building maintenance operations per CIM standards
• Oversee preventive maintenance calendar for each building
• Lead maintenance team; manage third-party vendors as needed
• Track work orders; respond within 24 hours with Property Manager
• Maintain operating budget; provide cost estimates for jobs
• Maintain inventory and maintenance files

🎯 Requirements

• High school diploma or 3-5 years in maintenance
• 3+ years in apartment maintenance; 2+ years as lead/supervisor
• Valid state driver's license
• EPA Type I and II certification (as required)
• MS Office: Excel, Word, Outlook
• HVAC, plumbing and electrical maintenance/repair
• Carpentry, painting, drywall repair
