Service Manager (Residential)

📋 Description

• Direct maintenance team to complete preventive maintenance per calendar.
• Inspect HVAC, refrigerators, sinks, washers/dryers in buildings.
• Coordinate common area/exterior PM with Property Manager.
• Track and schedule resident work orders; use third-party vendors as needed.
• Manage operating budget for repair/maintenance; provide cost estimates.
• Weekly meetings with Property Manager; review and close work orders.

🎯 Requirements

• High school/GED or 3-5 years in maintenance.
• 3+ years in apartment maintenance; 2+ years as lead/supervisor.
• Valid driver's license; EPA Type I and II as required.
• MS Office (Excel, Word, Outlook) experience.
• HVAC, plumbing and electrical system maintenance/repair.
• Carpentry, painting and drywall repairs; appliance maintenance.
